Pilot Plumbing Project – What We’ve Learned so Far

What we have learned so far:

  • Members will have to vacate their Units for 8-16 days. Some members came back to use their home offices during construction. There is no objection to this, provided the members remain in the safe zones of the home.
  • Time in the Crawl Spaces has taken longer than initially assumed. The contractor anticipated about 2 days, but the actual time is closer to 5 or 6 days.
  • The cooperation from WSSC plumbing Inspectors and the quality of work performed by SageWater are exceptional. All units passed during the first inspection. This was an unexpected positive outcome.
  • The daily early morning stand-up meetings between the Contractor and GHI staff have worked so far to highlight some construction issues and facilitate communication.
  • ACM Services was retained to take wall samples of the Kitchens and Bathrooms in the Block Row of 3 Eastway Road (Start of Phase 2). The test results showed that there were minor traces of lead paint but no traces of Asbestos contamination. ACM Services remediated the Lead Paint Abatement prior to SageWater Re-Piping work.
  • Some Volunteer Members with School age kids and pets needed help finding temporary housing. Residence Inn Greenbelt was recommended to them among other local hotels.
  • The GHI Maintenance Department was provided with a list of 26 units to determine which units had water heaters that needed replacement during the pilot project. Three (3) New Water Heaters have been replaced so far.
  • GHI staff have sent bi-weekly updates to Volunteer Members and are ready to meet with individual Members both in the homes or at GHI Offices.
  • We uncovered signs of previous water damage to some wood behind the sinks in 2 Units. A licensed Environmental Contractor treated the wood.
